Integrated Delivery Model a Success at University Physicians – Grants Ferry

The recently completed University Physicians – Grants Ferry multi-specialty clinic was the first major satellite facility for the physician group. Once introduced to Cogdell Spencer ERDMAN’s integrated delivery model and expertise, the decision was easy. Our team of professionals, from planning through management guided the planning and layout of the building, resulting in a efficient operational platform for the client/tenant to become more profitable.

University Physicians benefitted from the integration of all four service lines in our value proposition and has been impressed with how seamless the project was between phases and how we were able to guide them to a final product. The facility just celebrated the grand opening and began seeing patients on Wednesday. Here is a look at how our integrated delivery model guided our client through a successful project delivery process:

Strategy:
The Advance Planning group was engaged for the initial planning and deployment strategy. Our team of experts helped University Physicians decide which services lines would be deployed in the Brandon and Flowood markets as well as establish the best site for the 50,575 square foot clinic.

Capital:
Our Capital team developed the optimum ownership and financing structure for the facility. We wholly own the $14 million facility and University Physicians signed a 20-year master lease. The project was delivered on schedule and under the target budget. Our team partnered with Bancorp South, who also has a close relationship with University Physicians for a cost effective and seamless financing process.

Delivery:
Our integrated delivery model made the process easy for the University Physicians. We experienced minimal changes while under construction which provided the client with more certainty about the budget and occupancy date. They were impressed with the architectural appeal and design/layout of the facility at the concept phase and pleased that we were able to complete the project in just twelve months.

A few design features and considerations include:

  • Building site was chosen for optimal visibility and easy access from Flowood, Brandon and the surrounding communities. 
  • The building and parking areas were planned and designed with expansion in mind. 
  • A future Radiography and Fluoroscopy room was finished, not just roughed in, ready for future equipment installation.
  • Best practices were used in the design to efficiently accommodate for physician recruitment and growth.
  • Individual exam room and department environments are designed to be controlled and monitored by a computer onsite or remotely by our technical professionals. 

Management:
Cogdell Spencer ERDMAN is also managing the asset, employing a local property manager and maintenance staff. Our Property Management staff will continue to work closely with the University Physicians site manager to ensure the property is performing at optimal levels and being well maintained.
