James W. (Jim) Cogdell is Chairman of Cogdell Spencer Inc., the parent company of Cogdell Spencer ERDMAN. Mr. Cogdell founded the company in 1971 and has served at its helm for nearly 40 years. During his career, Mr. Cogdell has developed more than 70 healthcare real estate properties valued at more than $400 million. In 2005, under his leadership, Cogdell Spencer Inc. debuted on the New York Stock Exchange. Approximately 800 physician partners have an ownership stake in the company, some of whom have been investors with the company for over 30 years.
Mr. Cogdell has built a reputation for innovation and financial expertise. He was honored in 2002 as Entrepreneur of the Year by the Charlotte Chamber of Commerce, both for his business success, and for his contributions to the community.
As a civic leader and activist, Mr. Cogdell is passionate about improving communities. His interests include the arts, public schools and child advocacy, Scouting and conservation. He served for eight years as chair of the Citizens Capital Budget Advisory Committee for Mecklenburg County. As an avid rural preservationist, Mr. Cogdell has led high-profile conservancy efforts. In 2004, he was honored by the North Carolina Division of Soil and Water Conservation with its Outstanding Layman Award.
Frank C. Spencer is President and Chief Executive Officer of Cogdell Spencer Inc. Mr. Spencer joined the company in 1996. In 2007-08, under his leadership, Cogdell Spencer acquired Marshall Erdman & Associates, forming Cogdell Spencer ERDMAN, the only new project delivery company in the nation to offer a full array of services in the development of healthcare facilities.
Mr. Spencer began his real estate career with the Crosland Group, where he was Corporate Vice President. From 1993-96, he embraced a new challenge by serving as Executive Director of The Children’s Services Network, a non-profit organization. Upon completing his service to that organization, Mr. Spencer joined Cogdell Group the company that ultimately grew into Cogdell Spencer Inc.
A prolific writer and teacher, Mr. Spencer has published articles in a number of trade journals. He also has served on the faculty of the Healthcare Financial Management Association’s programs and has taught at Montreat College. He sits on the University of North Carolina Real Estate Program Board of Advisors and is a full member of the Urban Land Institute.
In addition to his professional achievements, Mr. Spencer has made significant contributions to the community. He was instrumental in establishing McCreesh Place, a permanent residence for 64 formerly homeless men in Mecklenburg County, North Carolina, and has served as Vice Chair of the Transitional Families Program for the Charlotte Mecklenburg Housing Authority. He also led a Habitat for Humanity project in Malawi, Africa.
Mr. Spencer received his bachelor’s degree with honors from the University of North Carolina, where he was a Morehead Scholar. He received a Masters of Business Administration with high distinction from Harvard Business School, where he was designated as a Baker Scholar.
Scott A. Ransom is President of Cogdell Spencer ERDMAN, a position he has held since 2008. Prior to that time Mr. Ransom was the President and Chief Executive Officer of Marshall Erdman & Associates. Mr. Ransom provided the visionary leadership for the company’s Gold LEED Certified offices, Erdman Place, in Madison, Wisconsin.
Mr. Ransom began his career with the company in 1994 as Director of Finance. In 2001, he became President and implemented a strategic plan that guided the company to long-term, sustainable growth while improving employee satisfaction and maintaining top-notch customer service.
Prior to joining the company, Mr. Ransom spent nine years providing financial consulting services to large companies through PricewaterhouseCoopers.
In addition to his professional accomplishments, Mr. Ransom has been active in a number of business- and academic-related pursuits. He serves on the Advisory Board of the University of Wisconsin James A. Graaskamp Center for Real Estate. He also has served as Vice Chair of the United Way Campaign of Dane County and as Co-Chair of the American Heart Association annual fundraiser.
Mr. Ransom graduated summa cum laude from the University of Wisconsin-Oshkosh. In 2006, the university awarded him its highest honor for professional and community contributions, the UW-Oshkosh Distinguished Alumni Award.
Charles M. Handy is Senior Vice President, Chief Financial Officer, Secretary and Treasurer of Cogdell Spencer Inc. Chuck has more than 20 years’ experience in commercial real estate accounting, finance and operations. He is responsible for all facets of finance, accounting, management information systems and administration for the Company, including oversight of external and internal financial reporting, establishment and evaluation of financial policy, maintenance of corporate banking relationships and relationships with external accounting firms.
Prior to joining Cogdell Spencer ERDMAN, Chuck was Corporate Controller for Faison & Associates, Inc., a commercial real estate management and development firm headquartered in Charlotte, and began his career at Ernst & Whinney.
Chuck has a Master of Business Administration from Wake Forest University, as well as a Bachelor of Science in Accounting and Real Estate from Appalachian State University.
Brian Happ is Executive Vice President and Chief Operating Officer of Cogdell Spencer ERDMAN. Prior to that, Mr. Happ served as Executive Vice President and Chief Operating Officer of Marshall Erdman & Associates.
Mr. Happ began his career with the company in 1998. In 2001, he was promoted to Corporate Controller and in 2003 was named Chief Financial Officer. Prior to that Mr. Happ was a tax consultant with PricewaterhouseCoopers.
Mr. Happ also has dedicated himself to sharing his expertise within the profession and for the benefit of his community. He is a Director for Shared Imaging, a national mobile medical equipment company, and serves on the Board of Directors of Tomorrow’s Hope and Dane County K-9, both non-profit organizations.
A graduate of the University of Wisconsin-Madison, Mr. Happ holds a bachelor’s degree in accounting. He also serves on the Advisory Board of the University of Wisconsin James A. Graaskamp Center for Real Estate.
William L. Peel Jr. is Executive Vice President of Cogdell Spencer Inc. and is responsible for planning, directing and implementing the company’s business development strategy, programs and systems on a national level. In addition, Mr. Peel is the executive in charge of the company’s national marketing and communications program. Mr. Peel was formerly Executive Vice President & Chief Operating Officer for Marshall Erdman & Associates.
Prior to his career with Marshall Erdman & Associates, Mr. Peel was Executive Vice President and Chief Operating Officer of MetroNational, a privately held real estate investment, development and management company in Houston, Texas.
A frequent author and speaker, Mr. Peel has addressed audiences across the nation, including the American Institute of Architects, American Management Association, Associated General Contractors, International Facility Management Association and Urban Land Institute.
In addition to his professional contributions, Mr. Peel has served in leadership roles for a number of community and professional organizations including the Boy Scouts of America, Houston Christian High School, Society for Marketing Professional Services and the Design Build Institute of America.
Mr. Peel is a member of the Advisory Board for the Texas A&M University College of Architecture, a position he has held since 2001. He received his Bachelor of Environmental Design and a Masters of Architecture from the University.
Rex A. Noble is Senior Vice President for Asset Management at Cogdell Spencer ERDMAN. In this capacity, he is in charge of supervising the Portfolio Management Division to ensure that the performance and value of the company’s real estate asset portfolio is maximized.
With more than 20 years’ portfolio management experience, Mr. Noble’s responsibilities range from long-range asset management strategy formulation to lease administration and risk management.
Mr. Noble joined the company in 1996 as a Property Manager. Three years later, he was promoted to Vice President and, in 2008 was named Senior Vice President of Asset Management. Prior to joining Cogdell Spencer ERDMAN, Mr. Noble was a member of the management team at GB&S.
A graduate of Francis Marion University, Mr. Noble is a member of the Urban Land Institute and the Charlotte Board of Realtors. He is a licensed real estate broker in Georgia, Kentucky, North Carolina and South Carolina.
